Redevelopment / Large Takedowns
We can take down larger parcels and redevelop old properties to make deals happen for our clients
Many times in saturated markets, acquiring an existing building and demolishing and rebuilding, is the best way to locate premier sites. This was the case with TerraForm’s Lehi Crossing development.
Classification
Redevelopment of larger acreage
Summary
TerraForm acquired 4.84 acres of property located at the intersection of Main St. and State St. in Lehi, UT. At the time of acquisition, the property consisted of over 48,000 SF of dilapidated industrial buildings. TerraForm worked with a stellar team of architects, engineers, and brokers to design a site plan that appealed to net lease retail tenants and met the desires of the municipality and community.
Results
The end result was a beautiful, six lot commercial subdivision that attracted tenants such as AutoZone, Taco Bell, Starbucks, AT&T, Jersey Mike’s and more. In spite of the challenges associated with a demolition and re-build project, the development was completed under budget.
TerraForm’s pro-active mindset and collaboration with key stake holders helped create the vision for the project. The experience of TerraForm’s partners made the project a success.
